About the group

TONDIV Construction has been building since 2008. TK Ventures moves people and goods between Nigeria and the Republic of Benin. Different work, one standard.

The group is headquartered in Benin City and delivers for clients across Nigeria: homeowners, property developers, government agencies, churches, schools, businesses and investors.

Every project is overseen by Engr. Tony K. Erhunse, who spent four years studying, training and working on construction sites in Türkiye before bringing those methods back to how projects here are planned, priced and supervised.

Architecture

Drawings developed around how the building will be used and what it will cost to build, not around what looks good on paper.

Building Construction

Foundation to finishing, delivered against a defined programme with a supervised workforce and materials checked on arrival.

Civil Engineering

Site works, drainage, access roads and external infrastructure engineered for the ground you are actually building on.

Structural Engineering

Load paths, reinforcement and formwork detailed and inspected before concrete is poured, because that is the only time it is cheap to fix.

A multi-block apartment scheme. The photographs show the external finishing stage: stone cladding, cornice and moulding, stone-coated roof tiles laid, aluminium windows fitted, and the boundary wall and gate pillars cast. Everything visible was set out, checked and signed off before the scaffolding came down.

An existing house taken on and brought back. Where most contractors want a clean site and a fresh foundation, this one arrived weathered, stained and part-built. The new render sits directly against the old wall, which is the honest way to see the difference.

The expansion of a working pharmacy on Irhirhi Road. Commercial work carries a constraint residential work does not: the business has to keep trading while you build. The programme was written around that.

Caught at roofing. Timber purlins and rafters set out across the slab, long-span sheets going down over them. A roof is the one element where a shortcut stays hidden until the first heavy rain.

We visit, measure, and look at the ground, access and services before anyone talks money.

Design and costing

Drawings and a priced bill of quantities, so you can see what each part of the build costs.

Agreement and programme

A written scope, a payment schedule and a dated programme, agreed before work begins.

Construction and supervision

Work proceeds in stages, each one inspected and signed off before the next begins.

Handover

Snagging completed, documents handed over, and the building given to you finished.

International experience

Four years in Türkiye. Applied on every site since.

Engr. Tony K. Erhunse spent four years in Türkiye. Not a short course, and not a site visit. He studied construction engineering, trained practically, and worked on Turkish sites alongside crews operating to international standards.

The training covered the whole building rather than one trade: structural engineering and construction method, interior design, security systems, door and joinery installation, and internal and external flooring.

That breadth is the point. On most projects here, the structural engineer never speaks to the man laying the floor, and the client discovers the gap at handover. At TONDIV, the same engineer has stood on both sides of it.

The methods are international. The accountability is personal.

Yes. TONDIV GROUP is headquartered in Benin City and delivers projects for clients across Nigeria. Supervision is structured around the site, so the distance from our office does not change how closely the work is watched.
Yes. We are regularly brought in to supervise or complete work that another contractor began, including buildings that have stood part-finished for years. We start with an assessment of what has been built, what it has cost so far, and what it will take to finish it properly.
After a site assessment, you receive drawings and a priced bill of quantities showing what each part of the build costs. You are not asked to commit to a figure before you can see how it was arrived at.
Architecture, civil and structural design are produced in-house. We prepare the documentation required for approvals and guide you through the submissions.
It depends on scope, ground conditions and how the payments are phased. What you will get before work begins is a dated programme, and progress reported against it.
